WORKING ENVIRONMENT & PROJECTS

Energy refurbishment at this scale involves a significant degree of coordination across building fabric, M&E services, sustainability compliance and fit-out finishes — all within a programme that must be meticulously managed to protect both the client's occupational timeline and the contractor's commercial position. The Senior Project Manager appointed to lead this project will need to be both technically confident and commercially aware, with the experience to drive a lean team through a complex delivery without losing sight of programme or quality.

RESPONSIBILITIES

  • Take full delivery responsibility for a major 75,000 sq ft commercial energy refurbishment and fit-out project in Dublin city centre, managing programme, quality, cost and client relationships throughout
  • Lead and coordinate a lean, multidisciplinary site team including directly employed staff, subcontractors and specialist trade contractors across all phases of the project
  • Develop and maintain detailed project programmes, identifying critical path risks and driving proactive resolution to protect delivery milestones
  • Manage the interface between energy refurbishment works and fit-out delivery — coordinating M&E, building fabric and finishes workstreams to ensure seamless integration and minimal programme conflict
  • Maintain strong client relationships throughout delivery, acting as the primary point of contact for project progress, programme updates and issue resolution
  • Work closely with the commercial team on cost monitoring, change management and subcontractor performance, ensuring the project is delivered within its commercial parameters
  • Oversee health, safety, quality and environmental compliance on site, maintaining the firm's standards and client-specific requirements at all times
  • Contribute to the wider project portfolio as required, supporting concurrent projects and participating in the firm's ongoing business and programme planning

WHAT YOU NEED

  • Proven experience as a Senior Project Manager within a fit-out or main contracting environment, with a track record on commercial interiors, refurbishment or building works of comparable scale and complexity
  • Demonstrable experience managing projects in the €5 million to €15 million range, with the organisational capability and commercial awareness to drive delivery across a lean team structure
  • Strong understanding of fit-out construction methodology, including coordination of M&E, finishes, FF&E and specialist subcontractor packages within a fast-paced programme
  • Experience on energy refurbishment, retrofit or sustainability-driven projects is a distinct advantage given the nature of the flagship programme
  • Excellent programme management skills, with proficiency in construction programming tools and a disciplined approach to critical path management
  • Strong client-facing communication skills, with the confidence and professionalism to represent the business at the highest level throughout a project
  • A collaborative working style that suits a close-knit, high-trust team environment — someone who leads by example and takes genuine pride in the quality of their delivery
